A high quality, new residential-led community on the outskirts of Newquay has been given the green light by Cornwall Council after a team including planners from WYG secured a resolution to approve outline permission.
Chapel Gover, part of the Newquay Growth Area (NGA) on the eastern edge of the town, will include:
The landscape-led scheme by Bristol based master planners Focus will be of high quality, traditional design.
Chapel Gover will also make a major contribution to the Newquay Strategic Route (NSR), a new road which will run through the site. The route is essential for the delivery of the rest of the NGA and The Duchy of Cornwall has already constructed a significant part of the NSR to serve its Nansledan residential-led development which is now well advanced to the north of Chapel Gover.
Our planning team, based in WYG’s Wellington office, have worked on the Chapel Gover scheme for five years. Working on behalf of Hautot Developments Ltd, we coordinated the submission of the planning application and environmental statement, carried out extensive public consultation, and led the strategy advice. We also provided archaeology services.
We successfully overcame a number of challenges, the most significant of which is that the site, a long-standing allocation in the NGA, has constraints including a railway line to the south and the requirement for completion of the new strategic route to provide principle access to the development. Consequently, our work involved detailed liaison with many parties including Cornwall Council.

WYG will now support the landowner in securing the release of the outline planning permission.
