Acting for Summerfield Developments (SW) Ltd, we have secured outline planning permission at appeal for 30 dwellings on land north of Stanchester Way, Curry Rivel, Langport in South Somerset District.
The appeal decision is worth noting because the existence of strong local opposition was considered by the Council to conflict with Local Plan Policy SS2, which amongst other things requires community support for development proposals in defined settlements.
The Inspector considered that the social benefits of the scheme in terms of market and affordable housing delivery should be afforded significant weight. In addition, he considered that these benefits outweigh any conflict with Policy SS2 in the light of the Council’s acknowledged inability to demonstrate a five year supply of deliverable housing sites.
This decision is significant because it reduces the weight that was placed on Policy SS2 by previous appeal inspectors in the light of recent evidence issued by the Council relating to housing land supply.
