This pre-application consultation relates to Bonne Mares Ltd.'s intention to submit an application for Outline Planning Permission for the redevelopment of the 195-197 City Road, Cardiff.
The application site is located at City Road District Centre, to the north east of Cardiff City Centre. It is currently occupied by the vacant four-storey (c.17m high) former Gaeity building. The existing building has been redundant for a longstanding period and is in a poor state of repair and beyond any viable reuse. Prior approval for the method to demolish the existing building to facilitate the site's redevelopment was granted by Cardiff Council in 2018. A beneficial reuse of the site is now sought.
The site is highly accessible. The redevelopment aims to: meet local student housing needs, alleviate local housing pressures, provide local employment opportunities, and enhance the vitality and viability of the district centre, close to Cardiff’s Universities.
The planning application proposes the construction of a purpose-built student accommodation (PBSA) providing cluster flats and up to 260sqm GIA of commercial floorspace (Class A1/A2/A3 and D2) at ground level. The application will be submitted to the local planning authority (Cardiff Council) following consultation on the draft proposals.
