This consultation has been prepared by WYG, a town planning consultancy, on behalf of our client, West of England Developments Ltd., to seek local views on the potential for residential development on Land to the West of Derham Close, Creech St Michael.
We are working towards preparation of a planning application submission for residential development of approximately 28 dwellings on Land to the West of Derham Close. We want to understand the views of the community before any planning application is submitted.
In response to the ongoing Covid-19 pandemic and Government advice, this online consultation is being held instead of a physical public consultation to ensure that interested parties are able to view and comment upon the most up to date infomation in respect of the proposed development at Land to the West of Derham Close, Creech St Michael.
We know that Creech St Michael has seen the building of around 200 houses in total at Hopkins Field, Sweetings Close, Derham Close and Hyde Lane over the last 10 years. The majority of this housing was allocated for development in the then Taunton Deane Borough Council’s Core Strategy 2012.
Further, significant housing growth is ongoing at Monkton Heathfield which is part of the strategic growth of Taunton, rather than growth associated with the surrounding villages.
The new local planning authority, Somerset West and Taunton Council (SWT), are working on a new Local Plan to replace the Core Strategy which could result in further housing allocations for the village. Potential Government changes to planning policy and practice are likely to result in driving new housing targets up across local planning authorities.
We consider that an appropriate scale of development could produce a logical extension to the surrounding new housing development on the west side of the village. Within any scheme, we would like to offer housing prioritised for those with a local connection to Creech St Michael and housing that hasn’t been delivered within other housing developments in Creech St Michael, for example, bungalows and affordable home ownership.
The proposed development site extends to approximately 2.7 hectares and is located to the west of Creech St Michael, next to the recent development at Derham Close. The site is within walking distance of the centre of the village and its amenities and is served by cycle ways and local bus stops. We are working towards preparation of a full planning application for approximately 28 dwellings, public open space and surface water attenuation. Pre-application advice from SWT is being sought based on the indicative layout below, which represents a sketch layout of what a development could look like. We would really like to know your views too as feedback from both SWT and the community will inform future plans.
