This pre-application consultation relates to draft proposals for the development of up to 50 dwellings, public open space, and associated landscaping and access on Land at Puckpool Hill, Ryde.
The emerging development proposals presented to you have been designed as a result of a detailed analysis of the site and surroundings and following pre-application conversations with Isle of Wight Council Officers. We are currently undertaking an Online Public Exhibition to share our draft proposals with you and seek your feedback prior to finalising the proposals and submitting an outline planning application to the Isle of Wight Council.
The site, Land at Puckpool Hill, is currently a residential allocation in the Draft Island Planning Strategy Development Plan (November 2018) and has been identified by the Council as being sustainably located and suitable for development. The site is being brought forward now following the Council’s acknowledgement that the Isle of Wight does not currently have a sufficient supply of sites to provide a minimum of five years’ worth of housing when measured against the Island’s identified requirements. The delivery of this site will assist in meeting the Council’s identified housing needs.
The draft development proposals (shown on the exhibition boards linked above) have evolved from a detailed site analysis and evaluation of the site opportunities and constraints which has determined the likely form and amount of development.
The proposals will be submitted with an illustrative site layout plan (included on the boards). This shows how the site could be developed for up to 50 dwellings. The final layout will be subject to approval by the Council following the submission of a reserved matters application. At this stage consent is sought only for the principle of development and details of access.
