This consultation has been prepared by WYG, a town planning consultancy, on behalf of our client, Stonewater to seek local views on the potential for a 100% affordable housing development of up to 12 properties on Land at Station Road, Holt.
Stonewater is a registered affordable housing provider working to deliver good quality, affordable homes to those in need with a local connection to the village. They manage approximately 32,500 homes in England and these include affordable properties for rent, for sale and shared ownership properties.
The project team is working towards preparation of a planning application submission for residential development of up to 12 affordable dwellings on Land to the West of Station Road, Holt. We want to understand the views of the community before any planning application is prepared and submitted.
In response to the ongoing Covid19 pandemic and Government advice, this online consultation is being held instead of a physical public consultation to ensure that interested parties are able to view and comment upon the most up to date information in respect of the proposed development at Land to the West of Station Road, Holt.
The development site is located next to (and south of) the recent ‘Star Ground’ development along Station Road. The site is currently a level, agricultural field comprising 0.68 hectares (1.68 acres). with a suitable existing vehicle access via Star Ground.
The site is within walking distance of the centre of Holt where there is a wide range of day to day convenience and essential facilities alongside a variety of employment opportunities.
Stonewater is preparing a full planning application for up to 12 dwellings, all of which would be affordable homes prioritised for occupation by those with a local connection to Holt. This prioritisation system would be secured by legal agreement linked to any planning permission granted for the site.
As the proposed scheme is at such an early stage, the layout of the site and the design of the houses are indicative and would need to be informed by a housing needs survey which is explained in more detail below. A link to the current, inidicative layout can be found below.
It is recognised that affordable housing should cater for a variety of occupiers who are unable to afford to buy or rent a home that meets their needs at full market value – for example, those that cannot save a deposit to buy or those who cannot afford to rent privately.
The exact type and size of affordable housing varies greatly depending on the needs of the area. Within any affordable housing development proposals for Holt, we would ensure that the houses built would match the local affordable housing need and that properties are prioritised first for those with a local connection to Holt. This is why a local housing needs survey has been circulated to all households by post to find out what the specific affordable housing need is for Holt.
