WYG has secured planning consent for 475 new homes in Runnymede under an NHS initiative to accelerate health improvement care for over 350,000 people in northwest Surrey.
On a 31-hectare site in Chertsey, 328 homes will be allotted to the residential market, while 147 will house staff at the Ashton and St. Peter’s Hospitals NHS Foundation Trust. The scheme is being delivered in collaboration with Borders Partnership Foundation Trust and housing association Optivo.
Alongside other hospital improvements, the works will also include construction of a new acute care wing, refurbished mental health facilities, multi-storey car park, and front entrance with 1,500 square metres of retail floorspace.
Nick Bowden, Associate at WYG, said: “This has been a regionally significant undertaking requiring thoughtful engagement with local residents and government agencies who often had unique requirements. Whilst this added to the project scale, requiring the management of a large team of sub-consultants, we’re proud of the outcome as the development should unlock millions of pounds to be directly reinvested into healthcare.”
To facilitate completion of the homes, our team is providing planning, transport, ecology, air quality, and infrastructure services to address local challenges like flood risks, green belt constraints, and road capacity issues. The team managed pre-application, submission, and obtained planning permission itself in February.
Fiona Edwards, Chief Executive of Surrey and Borders Partnership NHS Foundation Trust, said: “We are delighted that the sale of this land will give us the opportunity to extensively upgrade our mental health wards on the St Peter’s Hospital site. We plan to provide single bedrooms with ensuite facilities and improved therapeutic areas to really help people in their recovery.”
“We are seeking alternative accommodation in the locality for the services we provide on this part of the St Peter’s campus and will explore all available options, involving people who use our services, their careers and our staff in those discussions.”

The project was recently shortlisted at The Planning Awards 2019 in the category of Best use of publicly-owned land and/or property in placemaking.
