We were commissioned by Sainsbury’s to gain planning permission for a major mixed-use regeneration scheme in the heart of Redhill in Surrey through a national planning framework.
The project was to replace an aging supermarket and disused office building with a new state-of-the-art superstore, hotel and gym complex.
Working closely with the Reigate and Banstead Council, Aviva, and Sainsbury’s, we successfully negotiated planning permission for the development which extended beyond the confines of the site to provide public realm improvements in Redhill Town Centre, including a modern new entrance stairway to the town’s library and theatre.
From the outset, the Council had made clear that they wanted to see a mix of uses on the site, not just a retail store. Reinforcing this commitment, the Council, who have the freehold interest in the site, became a joint venture partner on the scheme, taking on the responsibility for delivering and letting the hotel element.
The new store for Sainsbury’s extends to 15,000sqm and provides space for a full food and non-food range as well as facilitating the relocation of Redhill’s Argos store. Two levels of car parking above the store accompany the pre-existing basement car parking. A new hotel wraps around the upper levels of car parking providing 70 bedrooms for Travelodge as well as a modern 24 hour gym for The Gym Group.
