The heritage site context meant that detailed negotiation and high-quality design was vital.
We were involved from initial site appraisal, steering the application through several design iterations, negotiating with the Local Authority and, assisting the Client to respond specifically to representations before securing planning approval.
The challenges that were needed to be overcome were;
the high density of the scheme at 140 dph
its Conservation Area context
proximity to residential neighbours and listed buildings
a narrow tapering 0.1 ha plot with challenging gradients adjoining the cutting enclosing the mainline railway.
The case was accepted understanding that significant benefits in the form of major social, economic and environmental gains comfortably outweighed any minor harm to heritage assets.
The outcome maximized the density of development, providing for the regeneration of an underused urban site leading to the delivery of good quality 1 and 2 bed market flats in a highly sustainable location.
